What is Multiple
Listing Services? How does it benefit both buyers and sellers?
For You, The Buyer
Imagine
trying to find out about the approximately 2,000 homes for sale in the
area by wading through all the area newspapers, real estate magazines,
and ads. Did you know... less than half the homes available are advertised
at any one time... and sometimes, due to printing lead-times, an exceptional
home is already sold once the ad you are reading is published. What if
the home for you is marketed and sold without your ever having seen or
heard about it? Reason dictates that no single agent or agency can possibly
know about all the properties for sale on any given day without a huge
cooperative effort. Multiple Listing Services answers this need for information
and allows you, the buyer, to deal with a single favorite agent. Sophisticated
computer-savvy agents will search for specific property types by profiling
with their computers the type of property you want. Don't deal with someone
operating in the dark ages... because you will be in the dark with them.
For You, The Seller
How
can you be reasonably assured that many interested agents and their buyers
will know about your property unless you advertise it constantly and in every
media possible? No one, including the largest agencies around, can afford
to advertise every property in every media all the time. There are
dozens of different printed real estate media in this area. Does any company
use them all? Which one is best, which one should a certain company use over
another? Many of these questions are resolved through Multiple Listing Services
- THE Agent-to-Agent media over the Internet. This is the tool of the Professional
REALTOR®. The beauty of MLS is that your property is listed on line by
our own special software. Once a property goes on line in MLS, 1200+ agents
in hundreds of companies in many towns and communities will download this
information into their own office databases. From that point forward, your
property will be available on computer searches to any of these companies
as they search for properties fitting their buyer's needs. This allows a buyer
working with an agent miles away to see detailed descriptions and up to nine
photographs of your property. The agent will even get driving directions on
how to find and show your property. You, the Seller, cannot spend enough money
on your own to equal this exposure of your property to interested Real Estate
Professionals across Western North Carolina - and, the great majority of serious
home buyers will do their shopping through these Real Estate Professionals.

through all the advertising you can find and drive around looking for
real estate signs-
Realistically figure
your odds and the time consumed. Most who follow this path have great
difficulty gaining a real concept of comparative value and usually have
no earthly idea of just how many homes are out there. All homes are
not advertised - some, particularly the easiest ones to sell, are not
advertised at all - no need to! |

a Real Estate Agent who is a swell person but a mediocre agent -
Just as a driver's
license does not guarantee that the holder is an exceptional driver,
neither does a real estate license guarantee exceptional knowledge or
performance. |

Develop
a relationship with a Realtor with a proven record -
One who wants to
educate you with plenty of information, provide helpful advice, and
has a proven track record of performance.
